The apartment was exactly as described and illustrated. Directions to the unit were concise and access to the property and the unit was simple and straightforward, without issues. Sonia, Sofia and team were attentive and responsive and communicated frequently, checking in on us and responding quickly to our questions and issues. We couldn't have asked for better landlords to make our stay comfortable and enjoyable

The apartment is tidy, large and spacious. It doesn’t have aircon which was difficult when it started to heat up but manageable as the airflow through the rooms is great. (There’s just a noisy lamp shade in the room that twinkles in the wind). The apartment has everything you need, it’s well resourced, clean and tidy. It has a pool and it’s just a walk to the beach, local cafes and supermarkets so it’s a good location. The main bed is quite uncomfortable, it’s really hard but the others are fine and we added a blanket to soften it a bit. There’s a carpark underneath which was great as it gets so hot outside. Flavia was alright to communicate with. We had to leave early as our travel plans changed and that was not received well as she prefers to meet on entry and exit. Understandable but we couldn’t manage that. We paid to the end though and cleaned the apartment to a high standard.

Catarina proved to be an exceptional host / manager who was very efficient and pleasant to deal with. I very much appreciated her professionalism and work ethic. I would not hesitate to Catarina and her associates in the future. Thank you.

Wonderful location, within walking distance to the beach, supermarkets, local markets, pharmacy, post office and restaurants. The Owner was an excellent host and responded promptly to any queries that I had. The Owner also recommended stores, places to eat and must see places. Overall I had an enjoyable stay as a New digital nomad, I highly recommend this place or any other place the Owner may have.

The perfect stay in Praia da Rocha! Fantastic location, spacious and clean, well equipped with everything you need, and very responsive host (I forgot my keys once and the host was able to let me in within 15 minutes! He even printed something out for me bc I didn't have easy access to a printer.). Great for remote working or vacations as it's a super close walk to the beach, but still in a very quiet part of Praia da Rocha. Also close to grocery stores and restaurants.

Ricardo is extremely attentive and responsive, we truly appreciated his quick support for some minor fixes we needed in the beginning of our stay. The apartment is spacious and well equipped, we missed very small items like hangers for towels in the bathroom or an umbrella, but these really are minorities if you consider how nice the surroundings and resort itself are! :)

Our apartment was in a beautiful location facing south so we had sun all day on our patios. The landlord was easy to communicate with. Our door had a digital lock so there was no need to carry keys

New apartments with a convenient location, good-quality furniture, all amenities in the kitchen and bathroom and fast internet. We stayed with my wife and 2 year old daughter. The house has good sound insulation, new and comfortable mattresses on the large bed and in the small room. Well organized space in the kitchen and everything you need for cooking. There is a small but modern elevator, where we and our folding, but rather large stroller fit easily. A high-quality air conditioner with a heating function. I would definitely recommend this apartment and would love to come back again.

We had a wonderful stay in Portimao. The landlord was excellent and easy to communicate with. We have been traveling full time for 3 years and this was one of our best stays yet! We will definitely book with them again.

The apartment was exactly as described and well equipped. The location and views were incredible. I would definitely come back or recommend. I did not have a lot of interaction with the landlord as none was necessary.

The flat has great value for its price. It is situated on the sea front, has everything you need and clean. It is just a bit old for my personal taste. Ricardo was super helpful and made us feel like home and really was a friend in a new city

The apartment is lovely, and so is the host. Everything is new, and made with quality materials. The apartment is located in a walkable area with lots of shops and restaurants. You can walk to the mall (12 minutes) or to the beach (25 minutes).

Great apartment in the heart of Portimao. Convenient to town and to the river. Sofia has provided all amenities to make for a comfortable stay.

Overall, it was very nice staying at this apartment. Catarina was 100% helpful every time we needed it. In my opinion, if you're staying more than a few days, the kitchen is too small and you can barely cook (from 4 stoves, there is just one working) and a very small fridge. As I was there for a month, I missed that. If you're just having some holidays it won't be a problem at all. The flat is very well taken care of and it was tidy and clean when we arrived. The kitchen smells humidity a bit. The location was quite alright, we could go walking or cycling to Armação du Pera or drive for 3 min. Many supermarkets are available around as well.

From the beginning of our rental, we have had poor and unprofessional experiences with Cool Villas representatives. We promptly filed some of the concerns we noticed with the VIlla (malfunctioning Awnings, broken washing machine, stuck front door, broken clips for screen doors, deck retaining water due to poor drainage, etc.) with Cool Villas; especially the washing machine issue. Due to their negative handling of the issue, we contacted Flatio.com to report our findings. We also gave the benefit of the doubt by NOT accepting a credit from Flatio.com since we enjoyed th e location of the Villa. At this point, we are unsatisfied with the whole experience. They (Cool Villas) have implied that we are responsible for damaging items, such as the extremely outdated and over-used (broken hinge for the door - which we replaced) Washing Machine. Most of the appliances in the unit are very old, perhaps from the time when the unit was built. When there was a problem in the unit, their response was to blame/question us. This started with the washing machine's broken door and not spinning clothes properly, and the rep accused me of "breaking the washing machine". The washing machine & other appliances are very old, and heavily used. These issues were never resolved satisfactorily. To the last day I would have to wring out clothing manually and hope they would dry in a reasonable time, due to excess water. The washer would take hours to wash. A number of times I had to do the laundry outside of the unit at Albufeira Marina's public Lavandaria. We even paid another Lavandaria in Gale to wash/dry our clothes on one occasion. On one occasion, we could not open the oven door. It was jammed, and we had to wait several days, and then several hours for the technician to take apart the entire oven, and rebuild it with new hinges. Shortly after we entered the unit, the front door would not open. My husband had to climb through the bathroom window to get into the unit, and, still could not open the door from inside. I had to enter the unit from the side gate and screen doors while waiting for the repair person to come and lube and fix the front door. Cool Villas behaved as if the front-door problem was our fault. Their negative attitude made us feel uncomfortable contacting them for other issues. We have rented with 3 other providers in Portugal, and have never had an experience like this before. On Sunday evening, our penultimate day, Cool Villas came over to do a final inspection, and after about 30 minutes declared that everything was fine. Last evening, I received a text accusing me of bleaching some of the bathroom towels, and asking me to pay for damage. I did not have bleach, nor currently know how to identify bleach products in Portugal. We had noticed the a couple of the towels had bleach marks from the beginning, but it wasn't a big deal for us. This indicates their inspections are not thorough, as they should have noticed the towel damage before we arrived. The Cool Villas' reps are liars, whose default is to blame the guest. We will be sure to use social media to denounce their behavior.

Amazing flat and resort!

Ideal location for beach days or visiting the numerous cafes and restaurants. 2 Supermarkets very near and a Lidl just 3 blocks away. I really enjoyed my stay and also the contact with the landlords.
