Welcome to a spacious and renovated 94 m² two-bedroom apartment in Kerameikos, one of Athens’ most vibrant and interesting neighborhoods. With generous living spaces, two balconies and all the comforts of home, the apartment is ideal for couples, professionals, remote workers, friends, or anyone looking for a comfortable extended stay in Athens.
Located on the 3rd floor of a building with an elevator, the apartment can accommodate up to 6 guests and features both front and back balconies. The back balcony offers a partial view of the Acropolis.
The large and comfortable living room provides plenty of space to relax and includes a sofa bed, Smart TV with complimentary Netflix, air conditioning, and a large dining table.
High-speed fiber-optic Wi-Fi is available throughout the apartment, making it particularly convenient for remote work and longer stays.
The apartment has two spacious bedrooms, each furnished with a queen-size bed (160 × 200 cm) and a quality mattress made in Greece. There is also plenty of closet and storage space, particularly useful for extended stays.

House Rules
By confirming the booking, the guest agrees to the following house rules :
1. Maximum Occupancy & Visitors
The apartment may only be occupied overnight by the number of guests specified in the booking. Additional overnight guests are not permitted without prior approval from the host. Visitors are welcome, provided they respect the house rules, quiet hours, and maximum occupancy of the property. Parties and gatherings are not permitted.
2. Quiet Hours & Parties
Parties, events, and large gatherings are strictly prohibited.
Please respect our neighbors and keep noise to a minimum, particularly during quiet hours between 14:00–17:00 and 23:00–07:00.
3. Building Entrance, Keys & Security
The apartment door and main building entrance must always be properly closed and secured.
Please never leave the apartment keys inserted in the lock on the inside of the door. If keys are lost or a lock must be replaced due to misuse, the guest may be responsible for the actual replacement cost.
4. Smoking
Smoking is strictly prohibited inside the apartment. Guests may be responsible for any additional cleaning or damage resulting from smoking inside the property.
5. Condition of the Apartment
The apartment is provided clean, furnished, and in good working condition. Please treat the apartment, furniture, appliances, linens, towels, and common areas with reasonable care.
The apartment must be returned in good condition at the end of the stay, excluding normal wear and tear. Guests may be responsible for damage beyond normal use in accordance with the rental agreement.
6. Check-out
Check-out is by 11:00 a.m. Late check-out is possible only with prior approval and is subject to availability. An additional fee may apply.
7. Maintenance & Access
If you report a maintenance issue, you authorize us or a technician to enter the apartment to resolve it. If you cannot be present or do not respond, access for this purpose will be considered granted.
8. Commercial Use
Professional photography, filming, video production, or other commercial use of the apartment is not permitted without prior written approval from the host. Different rates and conditions may apply.
9. Mail & Deliveries
The apartment should not be used as a permanent mailing address. Please do not have mail or packages delivered to the property without prior agreement. The host cannot accept responsibility for lost, unattended, or undelivered items.
10. Netflix
Complimentary Netflix is provided for your convenience. Guests are also welcome to use their own Netflix or other streaming accounts. If you sign in with a personal account, please remember to log out before check-out. If using the apartment's Netflix account, please do not change the account settings, password, or subscription.
Failure to comply with these House Rules may be considered a breach of the rental terms and handled in accordance with the Flatio rental agreement and applicable terms.

If the conditions for the withdrawal are met and the host can't fix the issue immediately, you have the option to withdraw from the lease agreement with a full refund. We'll also actively help you find an alternative accommodation and remain by your side until everything is fully resolved.

How you can cancel a booking varies depending on what stage the booking is in.
Is your booking request still waiting for host approval? Then you can simply cancel it directly from your My Housing web app!
However, suppose the owner has already approved your booking request, and you are no longer interested in it. In that case, you can still cancel the booking before you sign the lease agreement. Just consider that you should do this only in essential cases. Because when the host accepts your booking, the property is stopped being advertised, and they can lose the chance to rent their property to someone else.
