Guarantee of legal certainty. The lease agreements are in full compliance with the laws of the country where the lease is negotiated via Flatio. No matter whether you stay there for one or twelve months.
Online agreement in your language. The basis is an agreement concluded in the language of the place of the lease, but the agreement is always translated into English and the most frequently used languages. The agreement is always signed online, so you can conclude it wherever you are in the world.
Guarantee of a trustworthy presentation of the apartment. With Flatio, you may rest assured the apartment looks exactly as presented. And if, by any chance, the condition of the apartment does not match the description in the listing, we will refund your full rent and fees and give you 7 days of free hotel rooms.
Comfortable extension. Do you want to stay longer in the apartment? No problem. If the owner confirms the apartment is available for you, you will extend the agreement online. Similarly, an agreement may be terminated with a simple 30-day notice, once again, online.
All-inclusive price. The rent includes all services, including utilities and Wi-Fi, and it is not charged unless it exceeds 15 % of the rent. This saves you a lot of paperwork at the time of the apartment handover. If a property does not offer Wi-Fi, it is clearly indicated on the listing page.
Always 30 days ahead. Whether you move in at the beginning or half way through the month, the rent paid always covers the 30 days that follow. With Flatio, the “month" always starts with you moving in and you will never pay multiple rents at the same time.
Take photos of the apartment. We recommend that you take photos showing the current condition of the apartment on the first and the last day of the lease and send the pictures to us. The photos, along with a signed handover report, will be of great assistance when dealing with any unpleasant situations we hope will never occur.

The apartment is tidy, large and spacious. It doesn’t have aircon which was difficult when it started to heat up but manageable as the airflow through the rooms is great. (There’s just a noisy lamp shade in the room that twinkles in the wind). The apartment has everything you need, it’s well resourced, clean and tidy. It has a pool and it’s just a walk to the beach, local cafes and supermarkets so it’s a good location. The main bed is quite uncomfortable, it’s really hard but the others are fine and we added a blanket to soften it a bit. There’s a carpark underneath which was great as it gets so hot outside.
Flavia was alright to communicate with. We had to leave early as our travel plans changed and that was not received well as she prefers to meet on entry and exit. Understandable but we couldn’t manage that. We paid to the end though and cleaned the apartment to a high standard.
Neighborhood
Quieter during may and June. Lots of apartment buildings. The beach is beautiful! A lot quieter than Praia de Rocha. Not busy at all.
