CHECK IN TIME | 3PM Onwards.

Please notify us if you wish to request a alternate time (no later than 24 hours prior)

CHECK OUT TIME | No Later than 10AM.

Other things to note

EARLY CHECK-INS | You Must give at least 24 hours notice for an early check-in. If the Request is outside of the 24 hour notice period a fee of £20 per hour is required for our professional team to accommodate this clean.

LATE CHECK-OUTS | Unplanned late check out which is less than 24 hours notice will be £25 per hour passed the check out time 10am . We allow a grace period of 10 minutes past the check out time. If still not vacated by then a fee of £25 hourly until vacated.

Please understand this is a business and we are working with other professional companies to keep the apartment that of the highest standard. The costs incurred for these requests if within the 24 hour period are a term and condition set by our professional cleaning and linen company, Please respect the hours required for such requests.

LOST KEYS | Fee of £50 for each set of keys so please keep your key safe.

If a guest locks themselves out during their stay and loses the key there will be a charge of £100 for an emergency call out to provide another key to the guests.

If a lock smith is required it will be a fee of £200 as the locks will need to be changed so please always put the key back in the lockbox when checking out.

DAMAGED AND DEFECTED ITEMS | If any item is damaged or broken we reserve the right to keep your security deposit & any additional costs.

EXTRA CLEANS | If the property requires a deep clean due to the condition the property was left in there will be a fee of £25 per hour required for the clean.

Please Be aware Photography is taken before and after each stay by our professional cleaning team.

HOUSE RULES
2 Guests Maximum for workers Requiring separate rooms.
No Parties or Events.
Strictly No Smoking.
No pets allowed.

ID Must match the booking requests name.

ALL Guests are required to send valid ID and only these guests are permitted on the property.

Guest must sign and agree to these Terms and Conditions prior to Booking confirmation. This will be Sent to the booking recipients email.

If EXTRA LINEN is required for the use of the sofa bed the linen and mattress Topper must be used on the sofa Bed to protect it.

Extra Linen has to be communicated no later than 24 hours prior to stay to enable for the order to have been processed with our linen company.

SMOKING POLICY
There is a ZERO tolerance policy for smoking on the property.

If our professional cleaning team discovers evidence this rule has been breached We fully reserve the right to charge a minimum of £300 for the Professional Service Required.

Parties
Large Gatherings
Outside Guests and loud noise.

If we should receive sufficient evidence of such activity we reserve the right to cancel your stay (without a refund) and may involve a security team to evict you.

Any associated cost will be charged to you via your security deposit local authorities may also be present if required.
